Letting Agreements and Charges for Eden Rise

This information is available to download to the right for the purpose of booking.

Purpose, Numbers & Period of Stay
The barns will only be used for the purpose, numbers, and period agreed on the booking details.
Responsibility for maintaining these Agreements
You, or your nominee, are responsible throughout your stay for ensuring that these agreements are upheld by all present. 
Booking, Payment, Cancellation & Refunds
Signed booking details will be sent to Eden Rise with a non-refundable deposit of 20% of the basic charge for the period required.  Full payment to be made not later than 3 weeks prior to arrival.  Cancellation thereafter will result in a 50% refund only.  Over- or under-payments due to late changes in numbers will be settled within one week of leaving. Eden Rise reserves the right to cancel a booking in the event of a breach of these agreements or if your activities prove to be in conflict with our ethos.
Electricity & Firewood Charges
Heating, lighting, and power are included, except electricity for the washing machine and dryer, sauna and hot tub which are supplied via pre-payment meters.  Sacks of firewood are supplied at cost.
Car Sharing & Parking
You will please proactively coordinate car sharing.  Parking for more than 14 vehicles by arrangement only.
Emergency Procedures & First Aid
There are smoke detectors and fire alarms.  Special care will be taken when using candles, incense, the wood burning stove and outdoor fires.  No naked flames in bedrooms. You will ensure that all visitors familiarize themselves with emergency procedures, notices, exits, equipment and First Aid facilities.  Any special needs will be identified in advance and included on the booking details. 
Risk Assessment, Insurance & Supervision
You will carry out a risk assessment and ensure insurance and supervision is provided for your use of the barns, including access to the river on the east boundary.
Alcohol & Smoking
You agree to low use of alcohol.  There are areas for smoking outside only.
Security
The safety and security of all items brought to the barns will be the sole responsibility of those who bring them.  Eden Rise does not accept any responsibility for any personal or other property brought to the Barns.
Noise
You will ensure consideration for neighbours of the barns, minimizing vehicle movements, especially at night. Drumming inside only please.
Recycling, Composting, Refuse
You will take away all waste and recycling in the bags provided.  Uncooked vegetable and fruit waste can be added to the compost heap. 
Damage & Breakages
You will recompense Eden Rise for any damages or breakages caused by you during your stay at the Barns.
Cleaning
You will ensure that the barns are left clean and tidy, with all items replaced as found.
On leaving
You will ensure all lights and electrical appliances are switched off, and all doors and windows are shut and locked.
Feedback
Eden Rise welcomes suggestions and feedback on anything needing attention.

Introductory Charges:
Increasing by 5% from 1/4/2011 & by 10% from 1/4/2012

Basic charges for entire Barns for up to 10 people:

Two nights:    £400  (Deposit: £80) + £15/p/d for additional people
Five Nights:    £800  (Deposit: £160) + £12/p/d for additional people
(includes 20% discount)

Seven Nights:    £1050  (Deposit: £210) + £11.25/p/d for additional people
(includes 25% discount)

Charges for part use of space and other periods available on request.

•    Lettings are generally from 5pm to 5pm, unless otherwise agreed.
•    Heating, lighting, and power are included, except electricity for the washing machine, dryer, sauna and hot tub.
•    Fire wood is available in bags at cost.
•    Duvets, pillows and blankets provided. 
•    We ask visitors to bring clean sheets, duvet covers, pillow cases and towels, or these can be provided for an additional cost of £5 per person.  Visitors can also bring sleeping bags if they prefer.
Payment
•    A non-refundable deposit of 20% of the basic charge is payable with the booking.
•    The remainder of the full charge is payable not later than 3 weeks before arrival.
•    Cancellation refund thereafter 50%.
•    Over- or under-payments due to late changes in numbers will be settled within one week of leaving.
